Preparing Home For Sale

When I meet with my sellers before listing their property we go over a lot of information. I like to ensure my clients are up to date on the current neighbourhood market stats and educated on exactly where we should price their home and why we will price it that way. This is a meeting I will be very honest in and bring a lot of data and numbers with me to help my clients fully understand all of this. I am here to market, negotiate and assist in the sale of their home and I believe my professional marketing techniques along with my realistic knowledge on market activity is what gets my listings sold in a very reasonable amount of time for a value that keeps my clients satisfied. But one of the most important jobs I put back on my sellers (and I have been fortunate to work with so many amazing sellers who have done their part in this) is to clean, organize, de-clutter and to have their home “showhome ready” for my videos and photos. These photos are an important tool we use to market your home on all sorts of websites and in all sorts of forms of advertising so it is imperative the home is ready for the photos and showings. My intent is to make people fall in love with the home before they even set foot in it through these photos/videos which is why I use a professional photographer for this. However, anything you the seller can do to enhance a storage room, or front/back entrance (whatever that area may be) to make it all the more inviting for buyers is so very important. Keep in mind it only takes one buyer to sell a home, and those extra touches you can do to your home before we the professionals come in(especially in a market with a large inventory of houses for sale) can help keep it top of mind for a buyer. And it doesn’t have to be expensive. Today I had the pleasure of another great seller doing just that to their sunroom. They built a custom and removable bench for the space, turning the area into the PERFECT reading nook or providing lots of extra seating when entertaining larger crowds. Kyla went above and beyond our expectations, always free to meet up if needed, and easy to get ahold of. She set up our appointments in a timely manner, and was willing to go back to locations day after day if needed.

She made the whole process easy and helped to eliminate any fear of putting in an offer. She gave advice where needed and didn’t feel embarrassed to ask questions that I thought might be obvious to more experience buyers.

She also noticed things that we didn’t even see, the in-floor heating wasn’t working in the bathroom and she was the one who pointed it out to me. It is rare that I give every category the highest rating in a survey, but in this case, Kyla deserves every one. Although market fluctuations are out of everyone's control, it is a superior realtor who manages the sale to fit the market.

Kyla had advice when I asked for it and also knew when to step back, particularly when we were evaluating properties. My sale happened during a four-day period when I was on the other side of the country, and Kyla made it happen via email, texts, phone calls, and faxes, and it was effortless. She showed her expertise by negotiating a tricky last-minute offer scenario that nobody could have foreseen.

My partner and I sold both our properties through Kyla. We met with her in late August and set out our wish list: sell both our properties in a depressed market with as little stress as possible, and purchase our dream house together with possession before snowfall, and stagger the possession dates so nobody had to move twice, all without compromising too much on the bottom line. Not only did she not laugh at us, Kyla took on the challenge with lots of optimism, and with solid data to keep us grounded in reality. I never actually thought it would happen the way we wished for, but Kyla did it.
