Preparing Home For Sale

When I meet with my sellers before listing their property we go over a lot of information. I like to ensure my clients are up to date on the current neighbourhood market stats and educated on exactly where we should price their home and why we will price it that way.  This is a meeting I will be very honest in and bring a lot of data and numbers with me to help my clients fully understand all of this. I am here to market, negotiate and assist in the sale of their home and I believe my professional marketing techniques along with my realistic knowledge on market activity is what gets my listings sold in a very reasonable amount of time for a value that keeps my clients satisfied. But one of the most important jobs I put back on my sellers (and I have been fortunate to work with so many amazing sellers who have done their part in this) is to clean, organize, de-clutter and to have their home “showhome ready” for my videos and photos. These photos are an important tool we use to market your home on all sorts of websites and in all sorts of forms of advertising so it is imperative the home is ready for the photos and showings. My intent is to make people fall in love with the home before they even set foot in it through these photos/videos which is why I use a professional photographer for this. However, anything you the seller can do to enhance a storage room, or front/back entrance (whatever that area may be) to make it all the more inviting for buyers is so very important. Keep in mind it only takes one buyer to sell a home, and those extra touches you can do to your home before we the professionals come in(especially in a market with a large inventory of houses for sale) can help keep it top of mind for a buyer. And it doesn’t have to be expensive. Today I had the pleasure of another great seller doing just that to their sunroom. They built a custom and removable bench for the space, turning the area into the PERFECT reading nook or providing lots of extra seating when entertaining larger crowds.
